Town of Watertown Planning Board will review Nice N Easy store plans

The town of Watertown Planning Board will get the first look tonight at site plans for a proposed Nice N Easy Grocery Shoppes convenience store at the old site of Bomax Inc. at Route 12F and Salmon Run Mall Road.

The Planning Board intends to review site plans for the 5,000-square-foot store and schedule a public hearing for the project. According to preliminary plans, the station would have a 16-dispenser fuel canopy off Salmon Run Mall Road.

Valentine Stores Inc., Watertown, which owns about a dozen Nice N Easy stores in the region, will operate the proposed location. It would be constructed on about 1.5 acres consisting of two parcels owned by Toped and Prime development companies, whose principal is Alexandria Bay developer P.J. Simao.

Watertown Deputy Town Clerk Pamela D. Desormo, who also serves on the Planning Board, said Friday she had not seen the site’s modified plans yet. Representatives from GYMO Architecture, Engineering & Land Surveying P.C. “were still putting the final touch-ups” to the plans Friday and would then unveil them Monday night, she said.

The Planning Board would probably then take action on the site plans at the March 4 meeting, she said.

Another Nice N Easy store is just a mile down the road at 19853 Route 12F, town of Hounsfield.

In 2007, Toped Management Services Inc. acquired the Bomax property, 22222 Salmon Run Mall Road, through a public auction for $1,000.

The property, stretching between Interstate 81 and the entry road from Route 12F to Salmon Run Mall, has been considered prime commercial development land.

Bomax, a manufacturer of small motors, closed operations in 2004. The decaying, 50-year-old building has been vacant since then, which left town officials occasionally complaining about its deteriorated condition.

But in 2007, Mr. Simao said he had arranged a 10-year-old agreement with the state, releasing him from any liability for environmental cleanup costs on the 12-acre industrial property. It is listed among the state’s inactive hazardous-waste disposal sites.

The Planning Board meeting will be held at 7 p.m. in the Town Hall at 22867 County Route 67.
