Town of Watertown planners approve four projects


It was a good night to be a developer in the town of Watertown on Monday. The Planning Board approved four projects at its monthly meeting, sending firms fairly running for their shovels.

Approval was granted to Valentine Stores Inc. for its plans to build a 5,808-square-foot Nice N Easy convenience store at Salmon Run Mall Road and Route 12F, contingent upon approval of proposed road cuts from the state Department of Transportation, final approval from the state Department of Environmental Conservation and slight changes to proposed signage.

The store will feature a 16-dispenser fuel canopy and a drive-through window and is being built on the former site of Bomax Inc., which is owned by Toped and Prime development companies, whose principal is Alexandria Bay developer P.J. Simao.

Mr. Simao issued a letter to the board indicating that he intends to demolish a portion of the old Bomax building to accommodate the new construction.

John P. Valentine, who attended the meeting with brother Edward J., said the company hopes to break ground in mid-May after the demolition is complete.

The brothers hope to target mall traffic, Canadian shoppers and Interstate travelers and will add the store to their collection of about a dozen in the region, including one just a mile down the road at 19853 Route 12F in the town of Hounsfield.

Michael E. Lundy, CEO of Lundy Development Corp., won approval for two of his projects.

His proposed 3,000-square-foot addition to the NY Heart Center on Summit Drive was approved, contingent upon the Planning Board receiving new elevation specifications and four sets of corrected site plans.

Mr. Lundy said he hopes to announce the tenant for the addition in mid-March, break ground in mid-April and finish construction in September.

Mr. Lundy’s plans for a 64,000-square-foot FedEx facility on a site originally designated for an Eagle Beverage distribution facility also met with approval from the board.

Jonathan L. Greene, a representative of SunCap Property Group, a Charlotte, N.C.-based commercial real estate development firm, was on hand to witness the approval of the project and said the company hopes construction can begin sometime in April.

SunCap will develop and own the new FedEx facility, which is being built under the auspices of the Jefferson County Industrial Development Agency, to give the carrier an opportunity to move out of the leased space it is outgrowing at 22530 Fisher Road.

Eagle Beverage pulled out of its agreement with Mr. Lundy and the JCIDA in January, citing a changing strategy for the company.

Mr. Greene said the FedEx center will employ up to 100 full- and part-time employees during peak times of the year.

Also approved by the Planning Board was an application by Atomic Signs for a permit to install a 2-by-8-foot internally illuminated sign at Allstate Insurance, 18849 Route 11.
