Developer Lundy receives conditional approval of Washington Summit plans,

The town of Watertown Planning Board granted West Carthage developer Michael E. Lundy conditional approval of his plans to build a 4,720-square-foot building adjacent to the NY Heart Center on Summit Drive at its meeting Tuesday.

The board told Mr. Lundy that it needed to receive color architectural renderings with elevation information before the project could proceed.

Mr. Lundy said that he was planning to spend the rest of the summer working on the renderings with his design team before breaking ground in September and turning the property over to the tenant in the spring.

Mr. Lundy did not release the name of the tenant Tuesday but said that it will be a medical practice.

After receiving conditional approval for the Summit Drive project, Mr. Lundy told the board that his firm was no longer under contract to build a planned 64,000-square-foot FedEx facility in the Jefferson County Industrial Park.

Mr. Lundy had developed the plans for the project and seen them through the planning board process, winning approval for them in March.

However, SunCap Property Group, a Charlotte, N.C.-based commercial real estate development firm that will develop and own the FedEx facility, has opted to bring in Zirkelbach Construction, Inc., Palmetto, Fla. to build the project, Mr. Lundy said.

“Zirkelbach Construction was recently awarded the FedEx Ground in Watertown, NY,” read a July 1 post on the firm’s Facebook page.

Mr. Lundy said that he was kept on with the project as a consultant and that Zirkelbach was chosen because they have built four other FedEx facilities around the county and were able to meet the demands of the proposed schedule for the project.

All applicable plans and permits had been conveyed to the new developer, said Mr. Lundy, who still owns the land on which the facility will be built.

The FedEx plans were originally developed by Mr. Lundy for a 72,000-square-foot Eagle Beverage distribution center before Eagle Beverage backed out of the project in January, citing a changing corporate strategy.
